It is a reference price for budgeting. After the site survey and design concept, Sao Mai prepares a detailed estimate and fixes the price in the contract.
Each floor counts 100% of its area; foundations 30–50% by type; roofs 30–100% by material; semi-basement 150%, deeper basements 170–250% by depth; stair head-room, roof terrace and yard 50%. The total is multiplied by the package unit price.
The shell package covers structure, masonry, concealed MEP and finishing labour; the owner supplies finishing materials. Turnkey also includes finishing materials (tiles, paint, sanitary ware, doors…) from an agreed list.
Yes. Sao Mai has built factories in industrial parks in Long An, Dong Nai, Binh Duong, Tay Ninh and Soc Trang; a resort and showroom in Nha Trang; a hotel in My Tho; and a villa in Bac Giang.
No. For pile foundations, piles and piling are priced separately based on soil conditions and the actual number of piles.
